When can I move in?

Targeted delivery is spring 2027. We'll share a firmer date as construction progresses. If you're on the interest list, we'll send a project update each month with the latest timeline.

What does "modified gross" mean?

Your monthly rent covers the building's base operating costs (taxes, insurance, common-area maintenance). You pay your own utilities, janitorial inside your bay, and any contents insurance. We'll send a full breakdown when you join the interest list.

How are bays priced?

Pricing is tiered front-to-back. The road-facing bay (visibility, more windows, signage frontage) is $3,099/mo. The ten interior bays are $2,999/mo. The back bay is $2,949/mo. All quotes are modified gross. Combined bays price by total square footage. Pricing locks at signed pre-lease — the first tenants on the list lock today's rate against any market movement between now and delivery.

Can I combine bays?

Yes. Bays are designed to be combined — two, three, four, or all twelve. The earlier you reserve, the more flexibility you have on which bays you take and how they connect.

What's Phase 2?

Phase 2 is essentially Phase 1 mirrored — same building, same finishes, same ownership, sharing a center wall and one continuous roof. The Phase 2 building adds 24 bays in two back-to-back rows of 12. Tenants who reserve two back-to-back bays in Phase 2 can configure a drive-through unit. Phase 2 also brings the site's total reserved parking up by roughly 35 stalls beyond the 2/unit standard, available to lease on top of the base parking allocation. Phase 1 tenants get right of first refusal on Phase 2 space if and when they want to expand. Timing depends on Phase 1 absorption.

What uses are permitted?

The site is approved by the City of Rogers for light industrial, office, and small-scale storage uses. That covers most trades operating out of a bay (plumbing, electrical, HVAC, cabinet / millwork, light assembly), professional offices, fitness, food and beverage (including brewery / taproom / distillery), e-commerce fulfillment, and personal or business storage. Uses requiring an outdoor storage yard, heavy auto bodywork, or full warehouse / distribution operations are restricted. Reach out before signing and we'll confirm fit.

How much office is built out?

None on the warehouse floor — but the 500 SF mezzanine comes finished and is included in every unit, and a bathroom is included as standard. Most tenants treat the mezzanine as their office. If you want a heavier office build-out — either on the main floor or on the mezzanine itself — plus a 5-ton heat / cool HVAC upgrade for that area, that's available as an add-on.

What's already included in every bay?

The standard build-out covers more than most "shell" buildings: bathroom, finished 500 SF mezzanine, trench drain, laundry tub, hose bib, high-bay LED lighting, full warehouse + mezz heat, sprinkler system, and a 12′ × 14′ drive-in overhead door. You can essentially move in and start working.

Lease term?

2 to 5 years. Longer is possible at the right rate.

Can I sign now and lock the rate?

Yes — pre-leasing is open. The first signed leases lock today's rate against any market movement between now and delivery, and get first pick of bays.
