Yes. Bays are designed to be combined — two, three, four, or all twelve. The earlier you reserve, the more flexibility you have on which bays you take and how they connect.
Phase 2 is essentially Phase 1 mirrored — same building, same finishes, same ownership, sharing a center wall and one continuous roof. The Phase 2 building adds 24 bays in two back-to-back rows of 12. Tenants who reserve two back-to-back bays in Phase 2 can configure a drive-through unit. Phase 2 also brings the site's total reserved parking up by roughly 35 stalls beyond the 2/unit standard, available to lease on top of the base parking allocation. Phase 1 tenants get right of first refusal on Phase 2 space if and when they want to expand. Timing depends on Phase 1 absorption.
The site is approved by the City of Rogers for light industrial, office, and small-scale storage uses. That covers most trades operating out of a bay (plumbing, electrical, HVAC, cabinet / millwork, light assembly), professional offices, fitness, food and beverage (including brewery / taproom / distillery), e-commerce fulfillment, and personal or business storage. Uses requiring an outdoor storage yard, heavy auto bodywork, or full warehouse / distribution operations are restricted. Reach out before signing and we'll confirm fit.
