We design and develop industrial real estate to hold long-term — sized, detailed, and finished to operate well, not engineered down to a developer-fee budget. Currently delivering small-bay flex in the northwest metro, with larger formats planned as the pipeline grows.

Acquire

Existing industrial & value-add

We acquire industrial properties across the Twin Cities metro — small-bay flex, mid-bay industrial, distribution, and value-add positions where operations or capex have been deferred. Direct-to-seller welcomed. We close on our own balance sheet or alongside debt partners we've worked with before.

Own & Operate

Long-term holds, direct relationships

We hold what we develop and what we acquire. Leasing and asset management are handled in-house — tenants deal with the owner, not a leasing team. Because we drew the building, permitted it, or walked it before underwriting, decisions are faster and the answers are right the first time.
